How We Calculate Market Value

Market analysis from a real estate professional, not a computer.

A comparative market analysis (CMA) is a process used by real estate agents to estimate what a property may sell for in the current market.  It is not an appraisal.  We leave appraisals up to USPAP licensed professionals.

A well prepared CMA, completed by a knowledgeable and qualified real estate agent, will accurately represent the arm’s-length market value of a property.

  • Local Knowledge

    We apply local knowledge to produce a more accurate estimation of your home’s current market value.  Computer models don’t read Harbour Highlights or attend council meetings (as far as we know).

  • Quality Data

    We assess recent, relevant, and quality data from the multiple listing service to provide actual market value of comparable homes.

  • Market Conditions

    We follow the local real estate market intently and can identify trends early.  We have developed proprietary market area reports which provide deep understanding of beachside neighborhoods.

The market dictates price, and the market is always right.

Always remember, in real estate, valuation is mixture of art and science.  What a property is worth is in the eye of the beholder.

Automated Valuation Models

Computer models are an important and useful tool.

Automated valuation models (AVMs) such as Zillow’s “Zestimate” are wonderful tools potential sellers can use to predict the current market value of their home.  An AVM is a mathematical formula that uses criteria such as recent comparable sales data to estimate what a home may sell for in the current real estate market.  Sometimes these computer generated valuations are very accurate and other times they aren’t.  It’s important for sellers to remember that computer algorithms are not a replacement for a professional analysis and we always recommend consulting with a local real estate expert for an evaluation.
